Davis Brody Bond recently worked with the developer RAL in an invited competition to design 287,000 sf of free market residential condominium space, 31,000 sf of free market residential rental space, and 130,000 sf of affordable residential rental space for this dynamic waterfront site at the south of Brooklyn Bridge Park. The design envisioned two distinct buildings that would energize the immediate area and be integrated within the park in a visually pleasing, financially sound, and environmentally sensitive way. One of the two buildings is a ground-up mixed-use condominium development containing residential, retail, and parking components; the other is a mixed-use rental building designed to contain 140 affordable units, 32 free market units, retail and parking components.
Together, the two buildings with their rippled, water-like façades provide a welcoming and engaging southern gateway to the Atlantic Avenue entrance of Brooklyn Bridge Park, while re-energizing their previously industrial waterfront setting. It was anticipated that the project would address the growing demand and diverse needs for affordable, aesthetic, and sustainable residences in the Brooklyn Heights neighborhood. In addition to the 448,000 sf of residential space, the development also provided 4,620 sf of retail and 44 underground parking spaces.
